New Announcement: EPC Rating of C will be required by 2030

In the on going saga around energy efficiency in the freshly minted Labour government has announced its intention to mandate that all rental properties achieve a minimum EPC rating of C by 2030. This policy, confirmed by Ed Miliband, the Energy Security and Net Zero Secretary, on August 5, reflects a strong commitment to reducing fuel poverty and enhancing energy efficiency in the private rented sector.

Key Statements:

  • Ed Miliband (August 5, 2024): “We are insisting that landlords elevate their properties to an EPC rating of ‘C’ by 2030. This move aims to enhance living conditions and boost energy efficiency in rental properties, potentially lowering energy costs for tenants.”
  • Miatta Fahnbulleh (August 5, 2024): “Ensuring warmer, healthier private rented homes will lift many families out of fuel poverty and reduce energy bills.”

This policy provides landlords with a longer time frame than the previously proposed 2025 deadline, offering more time to prepare for and implement necessary upgrades.

What’s Next?

As of now, this is an intention, not an actual law. Detailed information on enforcement mechanisms, funding options, and minimum spend requirements is yet to be released. Improving the energy efficiency of your properties is always good for it’s value and your tenants so there is no need to wait for further information is released, but if it’s going to cost a small fortune to get to a C rating, it’s probably wise to wait for more details to be announced.
